Xactimate & Estimating

Contents Category (CON)

The Xactimate trade category for personal property and contents, used on claims where damaged furniture, electronics, clothing, and household items are being inventoried, cleaned, stored, or replaced. Prefix CON identifies contents-related line items.

The CON category in Xactimate is for contents — personal property and household items that were damaged by the loss but are not part of the structure. It is where pack-out, cleaning, storage, and replacement of personal property are scoped.

What Qualifies as Contents

Contents include furniture, electronics, clothing, kitchenware, household goods, and personal belongings. Items affixed to the structure (cabinets, countertops, flooring) are generally structural rather than contents, though the line is not always bright. Appliances fall into different categories depending on how they are installed and whether they are considered part of the dwelling.

Contents Work in an Estimate

A full contents scope typically includes inventory and documentation (cataloging every affected item), pack-out (removing items to a restoration facility), cleaning and deodorization (specific to the type of damage), storage (while the structure is being repaired), and pack-back (returning cleaned items to the finished structure). Each phase is a separate line item or group of line items under the CON prefix.

Contents vs Non-Salvageable Inventory

Some items cannot be cleaned or restored to pre-loss condition. These are declared non-salvageable and added to a total-loss inventory for replacement at actual cash value or replacement cost depending on policy terms. The inventory is a key piece of the contents claim, typically supported by photographs, receipts where available, and the professional judgment of the content restoration firm.

Frequently asked questions

Contents include personal property that is not attached to the structure — furniture, electronics, clothing, kitchenware, appliances (depending on how they are installed), and household goods. Built-in fixtures like cabinets, countertops, and flooring are typically structural items rather than contents.

Contents line items cover inventory, packing, moving, cleaning, storage, and unpacking services. Pricing is based on the type of service, the volume of items, and the level of specialty handling required. Contents restoration often happens at a separate facility, with separate pricing for the pack-out, cleaning, and return phases.

Yes. Standard homeowners policies include separate coverage for contents (personal property) at a percentage of the dwelling coverage, typically 50 to 75 percent. Commercial property policies have their own business personal property coverage. The contents claim is settled against its own coverage limit, not against the dwelling limit.
