A geographic area in Xactimate with its own set of labor and material prices based on local market conditions. Price lists are updated monthly by Verisk using actual contractor pricing data from each region.

Why Regional Pricing Matters

Every Xactimate estimate pulls labor and material prices from a region-specific price list that reflects actual market conditions in that geographic area. A roofing crew in Miami costs differently than one in rural Kansas, and Xactimate accounts for that difference through its price list system. Verisk surveys contractors in each region monthly to keep pricing current, and these updates roll into Xactimate on the first of each month.

Selecting the correct price list region is one of the first steps when creating an estimate. Get it wrong and every line item in the estimate will be priced for the wrong market.

How Price Lists Are Structured

Each price list region contains unit prices for thousands of line items across all trade categories. Prices are broken into labor, material, and equipment components. The labor rate reflects prevailing wages in that region, while material prices track local supplier costs. In high-cost markets, you will see significantly higher labor rates than in lower-cost areas, even though material prices may be similar.

After a major storm, local prices can spike due to demand. Verisk tracks these surges and may issue interim updates for affected regions. Contractors should verify they are using the most current price list when writing estimates in active storm markets.

Disputes Over Regional Pricing

Pricing disputes often arise when a carrier's desk adjuster in one state reviews an estimate from another. The adjuster may question prices that look high compared to their local market. In these cases, referencing the price list region and its update date is the first line of defense. The prices are not opinions; they are surveyed market data. If the estimate uses the correct region and current price list, the pricing is defensible.
