What Is Roof Pitch

Roof pitch is the measurement of a roof's steepness expressed as a ratio of inches of vertical rise per 12 inches of horizontal run, and it directly affects labor costs, material quantities, safety requirements, and insurance estimate pricing. A 4/12 pitch is a moderate, walkable slope. A 10/12 pitch is steep enough to require harnesses and roof jacks. The pitch determines which Xactimate line items and steep charges apply to the estimate.

Pitch and Xactimate Pricing

Xactimate includes steep roof charges that add to the per-square labor cost once the pitch exceeds a threshold, typically 7/12 for the first tier and 9/12 or 10/12 for higher tiers. These charges compensate for slower work pace, specialized equipment, and increased risk. If the adjuster scopes a steep roof without the appropriate steep charge, the estimate understates the actual labor cost. Verifying pitch and confirming the correct steep charge line item is one of the most straightforward supplement opportunities.

Pitch and Material Waste

Steeper roofs generate more material waste because shingles must be cut at sharper angles around hips, valleys, and penetrations. The standard waste factor for a moderate-pitch roof is 10-12%. For steep, complex roofs with multiple hips and valleys, 15-20% waste is appropriate. The waste factor should reflect the actual roof geometry, not a blanket percentage applied to every job.
