What each number means

Replacement Cost Value (RCV)

The full cost to replace the damaged property with a new equivalent at today's prices. This is the maximum the policyholder can receive on a replacement cost policy after completing repairs. Learn more about RCV

Actual Cash Value (ACV)

The replacement cost minus depreciation. This is what the carrier pays upfront (before the deductible) on a replacement cost policy. On an ACV-only policy, this is the total payout. Learn more about ACV

Recoverable Depreciation

The depreciation amount that can be recovered after repairs are completed and documented. Only available on replacement cost policies. On ACV policies, depreciation is non-recoverable. Learn more about recoverable depreciation

Useful Life

The expected total lifespan of the item. Common examples: asphalt shingles (20-30 years), HVAC systems (15-20 years), carpet (8-10 years), interior paint (5-7 years). Carriers reference depreciation tables for these values. Learn more about depreciation
